Stockland to build new facility at Yennora Intermodal Precinct

Stockland has received approval to build a new logistics facility spanning nearly 40,000 square metres at its Yennora Intermodal Precinct in Western Sydney.

The approval paves the way for the redevelopment of an existing low-clearance warehouse, originally built in the 1970s for wool storage, into a modern logistics facility. Once complete, DP World will expand its operations into the new building under a six-year lease agreement.

The facility will deliver around 38,000 square metres of warehouse space and nearly 2,000 square metres of office space. It forms a key part of Stockland’s strategy to transform the Yennora Intermodal Precinct into one of Greater Sydney’s major intermodal logistics hubs.

Craig Lenarduzzi, head of logistics development at Stockland, welcomed the approval and the strengthening of the company’s partnership with DP World.

“We’re pleased to have received approval for this stage of the redevelopment of Yennora Intermodal Precinct, which marks one of the first steps in seeing our vision for the site come to life,” said Lenarduzzi.

“The precinct’s scale and potential is unique – it provides an interconnected network that is critical for an efficient freight system and drives stronger connectivity between road and rail to improve the flow of goods in and out of NSW, in turn boosting economic growth and attracting local and international businesses to the state.”

Lenarduzzi said modernising the precinct aligns with the NSW Government’s ambitions to increase rail freight and reduce truck movements.

Stockland and DP World entered a strategic partnership in 2023, with DP World operating the intermodal terminal, which offers a dedicated rail service to and from Port Botany. DP World also manages the majority of the precinct’s warehouse space.

Covering more than 70 hectares, Yennora Intermodal Precinct is one of the largest distribution centres in the southern hemisphere. It has direct access to the Southern Rail Line, Sydney’s major arterial road network and Port Botany.

In January this year, DP World and NSW Ports announced a $400 million investment to extend the rail terminal at Port Botany, improving capacity and efficiency between the port and the precinct.

DP World executive vice president Nicolaj Noes said the milestone strengthens DP World’s position as a key trade enabler in Australia.

“By integrating port-rail connectivity with warehousing and logistics, we are providing end-to-end supply chain solutions that support economic growth and the evolving needs of our customer,” said Noes.

The new building will target a 5 Star Green Star rating and has signed a NABERS agreement to rate.
