Mirvac begins building Suncorp HQ, one of Brisbane’s smartest buildings

Construction has commenced to build one of Australia’s smartest buildings, a 35-storey office building in Brisbane for Suncorp, 80 Ann Street.

Construction has commenced to build one of Australia’s smartest buildings, a 35-storey office building in Brisbane for Suncorp.

Demolition and civil works have been completed for Mirvac and M&G Real Estate’s landmark building, 90 Ann Street.

The building will be the future home for financial company Suncorp and incorporate more than 60,000 square metres of premium office space. Suncorp has committed more than 40,000 square metres of space in the building, around two thirds of its total net lettable area.

Mirvac’s CEO & Managing Director, Susan Lloyd-Hurwitz said, “80 Ann Street will combine quintessential Queensland design features with visionary global thinking to create an exceptional workplace and an activated city precinct for the community.”

“We worked closely with anchor tenant, Suncorp, to co-create the vision for the development delivering a new type of breathable office building, perfect for Brisbane’s subtropical climate and lifestyle.

“With a focus on incorporating biophilia throughout the design, 80 Ann Street will be surrounded by an urban garden oasis while also providing cutting-edge smart building technology, flexibility and premium amenities.”

Mirvac aims to make the building one of the most intelligent in Australia, providing services to future-proof the building. The tower will have an integrated communications network for all base building services to help facilitate better building management and flexibility for tenants.

It will also feature electric vehicle charging stations in its basement and a smart visitor management system.

The company is also aiming to reach a number of sustainability targets, including a 6 Star Green Star rating, 5 Star NABERS Energy Rating and a 4 Star NABERS Water rating, along with a Gold Shell and Core WELL certification.

Wellness facilities have also been integrated throughout the development, including bike parking, lockers and a towel service. The precinct will also have 120 car parking spaces.

Suncorp’s Acting CEO, Steve Johnston, said that it was important that its new Brisbane office reflected Suncorp’s strong Queensland heritage.

“Suncorp has been providing Queenslanders with financial services for over 100 years, and the development of our new headquarters demonstrates our ongoing commitment to Queensland,” Johnston said.

“We are pleased to be partnering with Mirvac on this important project, as they help us bring together our people from across three city locations into a modern and collaborative workspace,” he said.

Woods Bagot has designed the building to integrated into the surrounding neighbourhood and aims to improve pedestrian permeability through the site.

It will include an urban retail lane, an eat street, shared spaces for meetings, remove working and events.

The design uses large floorplates with wide structural spans and minimal columns with a. goal of enhancing access to sunlight and views.

Suncorp’s levels are connected by stairs and atria to create interconnected communities along the buildings spire.

Woods Bagot principal and design director, Domenic Alvaro, described the design as drawing on the architecture of a typical Queenslander.

“People working and visiting here will enter the building through the urban garden, which is part of the public domain, up the stairs and onto the verandah,” Alvaro said.

“An operable façade flanks the verandah providing connection to the garden below and allowing natural light and air to permeate the building.”
